Oh, Tbilisi! This city has a way of absolutely captivating you, such a wonderful place. From its ancient cobblestone streets and sulfur baths to its vibrant modern art scene and buzzing nightlife, music and jazz clubs, there’s a magic here that’s hard to resist. As much as I adore exploring every nook and cranny of this fantastic city, there’s one crucial thing that can truly make or break your trip: where you lay your head at night! Finding the best Tbilisi hotels and the perfect Tbilisi neighbourhoods to call home is key to an unforgettable experience.
Choosing the right base in Tbilisi isn’t just about finding a comfortable bed; it’s about immersing yourself in the specific vibe of a neighbourhood. Tbilisi is wonderfully diverse, and its districts each offer a distinct flavour. Here’s a breakdown of the best areas to stay in Tbilisi to help you pinpoint your ideal spot:
1. Old Town (Kala): The Ancient Heartbeat
* Vibe & Atmosphere: Stepping into the Old Town is like a journey back in time. Think narrow, winding cobblestone streets, colourful wooden balconies, ancient churches, and the iconic domed roofs of the sulfur baths. It’s incredibly atmospheric, bustling, and undeniably charming – the postcard image of Tbilisi. If you’re looking for historic Old Town Tbilisi hotels, this is your prime location.
* Key Attractions Nearby: You’re literally steps away from the Sulfur Baths (Abanotubani), Narikala Fortress (via cable car or a short walk), Shardeni Street’s lively cafes and bars, Metekhi Church, Sioni Cathedral, and the Peace Bridge.
* Pros: Unbeatable historical atmosphere, most major sights are walkable, fantastic for evening strolls and dining, old town charm. Probably the best area for first time visitors.
* Cons: Can be very touristy and crowded, some areas might be noisy at night, limited options for larger, modern hotels.

Sina Hotel
A lovely, friendly place with lovely views over the old town. In a quiet spot but only a couple of minutes walk from the attractions of the old town. Spacious rooms, a little bar and excellent prices. What made my stay so special was Bella, the owner and her hospitable staff. She would make me tea with fresh mint and also gave me the local cha cha for breakfast, apparently it’s good for me.

My friends stayed here and very very impressed. They have 4 and 8 bed dorm rooms as well as private rooms . There are panoramic views from the terrace and there is a modern, common room. They also organise tours.

This hostel is in an excellent location, clean and cosy and a good place to meet fellow travellers.

*Mid Range:
Janashia Boutique Hotel
This is a good option, very reasonably priced but only 5 minutes walk from the sulfur baths in a very quiet area. Breakfast is included and many of the rooms have a large bath tub.

Pomegranate in Old Tbilisi
Located in an historic residence with lots of traditional details, combined with contemporary comforts. In a tranquil but perfect setting, close to all the major attractions. The apartments have a separate bedroom and living room with kitchen. There is also a lovely courtyard.

* Luxury Splurge:
Piano Borracho Boutique Hotel
Each room at this hotel has a different theme. I stayed in the Oriental room and loved having my own bohemian boudoir, it was so beautiful.. The bathroom was like having my private Hamman.
I also stayed in the Industrial room. This contained the biggest t.v.screen I have ever see but the best feature was the jacuzzi in the bedroom, a very relaxing stay.
The hotel is a 15 minute walk from the sulfur baths, in a very nice area.

Blue Fox Hotel
Simply beautiful. In a good location close to the clock tower and many outdoor eateries, this 4 star hotel also has a bar and restaurant. It is one of the iconic images of Tbilisi.

2. Sololaki: Elegant Charm & Grandeur for a Refined Stay
* Vibe & Atmosphere: Adjacent to the Old Town, Sololaki offers a more refined, elegant feel. It’s known for its stunning Art Nouveau architecture, grand old buildings, and a quieter, more residential ambiance. You’ll find lovely cafes and independent boutiques here, making it a great choice for those seeking charming Tbilisi boutique hotels.
* Key Attractions Nearby: Easy walking distance to Freedom Square, Rustaveli Avenue, and a short stroll to the Old Town. It’s a great base for exploring both the historic and central modern parts of the city.
* Pros: Beautiful architecture, central but quieter than Old Town, good mix of local life and tourist convenience, excellent photo opportunities.
* Cons: Can be a bit hilly in parts, fewer budget hostels.

Inbetween Sololaki and the old town ,this hostel is in an ideal location, walking distance to all the major points of interest and nightlife. Clean and friendly and there are 4 bed female dormitory rooms available. This hostel gets excellent reviews.

* Mid-Range: Hotel Astoria Tbilisi offers comfortable stays with a classic feel. Many charming Tbilisi boutique hotels populate this area.
About Sololaki
A 4 star hotel offering a free buffet breakfast with an abundance of Georgian dishes, some rooms also have balconies, very good value. The rooms are lovely and some have disability access. There are spacious common areas and a bar.

Lovely, charming hotel with a café/bar, garden, an art gallery, a shared lounge and a terrace, Each unique room has cable t.v. and some have balconies. How could you not love a place that has its own art gallery.

* Luxury Splurge:
Communal Hotel Sololaki
Housed in a 19th century mansion, what a beautiful building inside and out. It was fascinating learning about the history, from it’s 19th century origins to the 1930s additions. It was described to me as where bohemian meets elegance and I wouldn’t disagree. It is surprisingly good value. There are rooms and suites, including a suite with a hot tub, each room has a balcony. There are also lovely, relaxing areas with comfy chairs and hammocks with a lovely vista of the forest.

Writers’ House Residency
Another slice of Tbilisi history, you actually access this hotel through a museum, the museum of repressed writers. I am trying not to keep using the word unique but it is difficult, there are so many individual, quirky places to stay in this city. Some of these places are like travelling back in time, this is one. The rooms and suites are huge and are named after authors. You can stay in the John Steinbeck Room or the Alexandre Dumas suite. Even better, breakfast is included.

3. Mtatsminda, Rustaveli Avenue & Freedom Square: Central & Vibrant Hub for Sightseeing
* Vibe & Atmosphere: This is the absolute centre of Tbilisi, bustling with energy. Rustaveli Avenue is the city’s main thoroughfare, lined with impressive government buildings, museums, theatres, and high-end shops. Freedom Square is the city’s iconic central plaza. If you’re looking for central hotels Tbilisi with immediate access to everything, this is it.
* Key Attractions Nearby: Georgian National Museum, Parliament of Georgia, Opera and Ballet Theatre, Dry Bridge Market, Mtatsminda Park, Rustaveli Theatre, shopping malls, and immediate access to the metro.
* Pros: Unbeatable central location, excellent transport links, easy access to cultural institutions and shopping, lively day and night.
* Cons: Can be very busy and noisy, fewer “local” hidden gems compared to other areas, often pricier, especially for luxury hotels.

This hostel gets excellent reviews. In a good location in the centre of Tbilisi with a friendly owner. There is a garden, a shared kitchen and a barbecue. Very good prices.

Apartment on Borbola 16
For families or larger parties, this apartment boasts 2 bedrooms and 2 bathrooms and a kitchen. There are terrific views from the rooftop terrace over the entire city. You also sometimes get tasty treats from the friendly owner. It is located on a hill, hence the wonderful views and there are stairs, ideal for walking off the delicious Georgian food but not ideal if any mobility issues.

Old Town Mtatsminda
Lovely hotel with rooms and apartments in a charming house with a beautiful balcony. Good value with an included buffet or continental breakfast served in a room with lovely views of the city. In a good location and close to the funicular railway for Mtatsminda Park. The way to the hotel is up an incline, so not suitable for those with mobility issues.

The Biltmore Hotel Tbilisi
An unmistakable glass skyscraper offering panoramic views and lavish amenities, this is the tallest hotel in Georgia. Offering spectacular views, an indoor pool, spa, fitness centre, sun terrace, sauna, bar and a restaurant serving a wide range of cuisines. it is in an excellent location, in the heart of the city, on the main avenue, close to restaurants, theatres and art galleries and only a 10 minute walk from the old town.

4. Vera: Leafy Boulevards & Boutique Charm for a Sophisticated Stay
* Vibe & Atmosphere: Vera is a lovely, upscale residential district known for its leafy streets, elegant old buildings, and a sophisticated, laid-back atmosphere. It’s where you’ll find charming independent boutiques, art galleries, and some of Tbilisi’s trendiest cafes and restaurants. It offers a great balance of local life and quiet charm, just a short distance from the bustling centre, perfect for those seeking Tbilisi boutique hotels with a modern flair.
* Key Attractions Nearby: The Mtatsminda Park funicular lower station (though the park itself is at the top!), several small art galleries, and a pleasant walk down to Rustaveli Avenue. It’s a fantastic area for strolling and people-watching.
* Pros: Beautiful and safe neighborhood, excellent dining scene, more tranquil than the immediate city center, good for those who appreciate design and local boutique experiences.
* Cons: Can be a bit hilly in parts, not directly on a metro line (though easy taxi/bus to Rustaveli), fewer historical sights directly within the district.

Communa Good Vibes
Budget accommodation in this area can be a little more expensive. However, this place offers different sized dorm rooms and private rooms. It is highly recommended and has fantastic reviews. There is a shared lounge and kitchen, a terrace and a bar.

Hotel British House
A friendly, family run hotel with a great reputation. Located in a very beautiful building in the traditional Tbilisi style. There is a restaurant serving traditional Georgian cuisine and breakfat is available for a small additional charge. In a quiet area but really close to the main street and to the metro station.

* Luxury Splurge:
Stamba Hotel
A gorgeous hotel set in a former publishing house with lots of character, a fabulous fusion of vintage and modern. Café Samba on the ground floor offers gourmet cuisine, and speciality cocktails served at a pink bar and a chocolaterie serving coffee and artisan chocolates. The rooms are large, uniquely designed with fantastic facilities. If you want a gold bath in your bedroom, this is the place for you. A unique experience. I love how they have retained the original features of the hotel in the lobby and incorporated them with libraries of books and botanical features.

5. Chugureti: Bohemian Spirit & Artistic Hub for the Trendy Traveller
* Vibe & Atmosphere: Chugureti offers a vibrant, bohemian atmosphere. It’s a more local and diverse neighborhood, known for its mix of old Tbilisi architecture, street art, and a burgeoning creative scene. The area around Marjanishvili Avenue is particularly lively, with its own blend of traditional and contemporary. This is where you’ll find some of the most unique Tbilisi hostels and local art spots. This is my favourite area to stay. Part of it is also pedestrianised, a welcome relief from the traffic, and it is lined by cafes, restaurants and bars.
* Key Attractions Nearby: Fabrika (a major creative hub with a hostel, cafes, bars, and artist studios), Marjanishvili Theatre, Aghmashenebeli Avenue (a beautifully restored pedestrian street with cafes), and the Dry Bridge Market (for antiques and art).
* Pros: Authentic local experience, fantastic for street art and exploring alternative scenes, generally more affordable accommodation, lively nightlife centred around Fabrika. There are co working spaces everywhere.
* Cons: A short metro ride or taxi from the Old Town.
Chugureti Accommodation Picks:
* Budget-Friendly:
Fabrika Hostel Tbilisi
Fabrika is a Tbilisi legend, highly recommended for its atmosphere and unique style. The building was an old Soviet sewing factory before it was renovated and transformed into this urban hub. Dorm rooms start from 25 gel, $9. Fabrika though fits in to many categories are there are also private rooms and suites. The downstairs is a huge space for co working and events. The large courtyard is full of bars, restaurants and independent shops. I visited here many times.

Guest House Third Floor
Excellent value. I loved staying here, I had a huge balcony where I exercised, worked and sat in the sunshine with a glass of wine admiring the view. Lovely, common areas, dining areas and kitchen. In a very good spot, only 4 minutes walk from Fabrika and 5 minutes to the metro.

Perfect location, just off the cobbled, pedestrianised part of Churureti, yet very quiet. all rooms have a balcony and a kitchen and there is 1 bigger apartment.

Unfound Door – Design Hotel
Another historic, unique accommodation with lots of history and lots of elegance, wonderfully renovated. Many original features with modern touches. This 4 star hotel features a garden, , lounge, terrace and restaurant with beautifully designed rooms in keeping with the elegance of the building. The painting on the walls is all original, they have rooms and 2 bedroom apartments.

6. Vake: Modern, Upscale & Green Oasis for a Relaxed Stay
* Vibe & Atmosphere: Vake is a departure from the historical centre. This is Tbilisi’s more upscale, modern, and green district, popular with young professionals, families, and the expat community. Think wide boulevards, chic cafes, designer boutiques, and lush parks. It offers a more suburban yet still vibrant feel, perfect for those who appreciate a blend of comfort and local living. For those seeking modern Vake accommodation, this district offers plenty.
* Key Attractions Nearby: Vake Park (a massive green space perfect for strolling or jogging), Turtle Lake (accessible via cable car from Vake Park, offering stunning city views), and a fantastic selection of high-end restaurants and cafes. It’s also home to many international embassies and universities.
* Pros: Quieter and more relaxed than the city center, beautiful green spaces, excellent dining and shopping, generally safer and cleaner streets, great for a longer stay or if you prefer a less touristy environment.
* Cons: Further from the Old Town and main historical sights, which requires a taxi or bus, no metro nearby, fewer traditional Georgian restaurants compared to other areas, can be pricier.

Rose Hotel Vake
Vake is a more upmarket area, so can be pricier. This is a very reasonable option. It is managed by a grandmother and granddaughter who are lovely and always available to help. Lovely rooms, spotlessly clean and in an ideal position, quiet but very close to supermarkets, restaurants and bakeries, only 5 minutes walk from the main tree lined boulevard with designer shops and dining areas and only 10 minutes walk from Vake Park, the largest park in Tbilisi.

a family run place with very kind hosts, this 2 bedroom apartment is very good value. There is a beautiful terrace with lovely views of the mountains and an outdoor fireplace, also a lovely garden. Wine is available for guests and a chance to sample Georgian hospitality.

* Luxury Splurge:
Tfeli Penthouse
Perfect for larger groups, this penthouse apartment has 4 bedrooms, 3 bathrooms, a hot tub, an enormous living room, a well equipped kitchen and a balcony with views of the mountains. There is a 55 ” plasma t.v. and a home cinema. The only thing to bear in mind is that it on the 6th floor and there is no lift. If you want a bit of exercise and to walk off your Georgian dinner, it is ideal.

7. Avlabari: Authentic & Convenient for Budget-Friendly Exploration
* Vibe & Atmosphere: Located across the Mtkvari River from the Old Town, Avlabari is one of Tbilisi’s oldest districts and feels distinctly Georgian. It’s less polished than Sololaki but offers a very authentic, local experience with a mix of old residential buildings, churches, and bustling local markets. It’s a prime spot for finding budget hotels Tbilisi and experiencing local life.
* Key Attractions Nearby: Sameba Cathedral (Holy Trinity Cathedral, a breath-taking landmark), Avlabari Metro Station (direct access to many parts of the city), and easy walking distance to the Old Town across the Peace Bridge.
* Pros: Very authentic local feel, excellent metro connectivity, generally more affordable accommodation, close to Sameba Cathedral.
* Cons: Can feel less charming in some parts, a bit less manicured than the Old Town, fewer high-end dining options.

An authentic, old mansion full of character and very stylishly decorated.
* Mid-Range:
Siberia Hotel
With a range of rooms and suites, with beautiful views, especially of the Holy Trinity Cathedral illuminated at night and an included traditional, homemade breakfast, this hotel provides excellent value.

A new hotel , right next to the Holy Trinity Cathedral, in a quiet spot .Many of the rooms have a large bath tub and there is a lovely terrace to enjoy the included breakfast and the scenic views.

* Luxury Splurge:
Sheraton Grand Tbilisi Metechi Palace
A 5 star hotel with 3 restaurants, including one on the rooftop, a crafthouse bar, an outdoor pool, a spa and a ballroom. There are 220 rooms and suites with wonderful views and it is only a 10 minute walk to Old Tbilisi.

Local Guesthouses
Local guesthouses are a great way of experiencing the famous Georgian hospitality. They are also extremely good value for money.
Guesthouse Katia Tbilisi
This was the cheapest and most hospitable place I stayed. This was true Georgian hospitality. I had many chats with Maria, when she cooked for her family, she sent some to me, we drank wine together and I came away with a little of red wine as a present. It’s cheaper than most dorm rooms in a hostel. It is outside of the centre but a few minutes walk to the metro and a couple of stops and 10 minutes to the main areas. Many amenities in walking distance.

Guest House Teo
I didn’t stay here as it was full. I did go and look around and was greeted by nana with coffee, cake and dark chocolate. It’s situated in a traditional Georgian house and there are 2 large apartments, in a good location in Chugureti. If you want a traditional Georgian experience, this is for you.

Pro Tips for Booking Your Tbilisi Accommodation: Smart Stays
Ready to book? Here are a few final pointers to make sure you get the perfect spot:
* Book in Advance, Especially for Peak Season:
Tbilisi is gaining popularity, so if you’re traveling during summer, public holidays, or major festivals, secure your preferred accommodation early! This is key for getting the best Tbilisi hotels at good prices. This time I only booked the first couple of nights, as I wasn’t sure of my plans. I have had to change rooms and hotels often due to lack of availability.
* Check Reviews (and Photos!):
Use trusted booking sites and really read those recent reviews. Pay attention to comments about noise levels, bed comfort, and staff helpfulness. Photos can be deceiving, so cross-reference!
* Consider Transportation:
While Tbilisi is walkable in its core, knowing your preferred mode of transport (metro, taxi, walking) will help you pick an area with convenient access to what you want to see. The Metro is fantastic and cheap!
* Don’t Shy Away from Local Gems:
Tbilisi guesthouses, especially in the Old Town or Avlabari, can offer an incredibly authentic and warm Georgian hospitality experience that big hotels sometimes can’t replicate. You might even get a homemade breakfast!
* Check for Air Conditioning:
Summers in Tbilisi can be extremely hot, so if you’re traveling between June and September, make sure your chosen place has AC.
* Purchase a Local SiM card
Have constant data and access to Google Maps and Google Translate when you are out and about. These can be purchased at Magti offices or, if you want to purchase in advance Airalo offer a good range of eSiM plans, which activate automatically on your arrival in the country.
* Download the Bolt Taxi App
Taxis are very cheap in Tbilisi and Bolt is widely available and saves negotiations with taxi drivers.
* Many smaller places only accept cash
Make sure you you have a supply of cash. There are ATMs everywhere. Note that Basisbank does not charge withdrawal fees.
